Damp & Condensation
Solved at Source
Most damp problems in UK homes are caused by condensation — not rising or penetrating damp. The right ventilation strategy removes excess moisture before it reaches dew point, stopping mould growth without the need for costly structural remediation.
Not All Damp
Is the Same
Surveyors and damp specialists recognise three distinct types of damp, and they require entirely different solutions. Misdiagnosis — often resulting in unnecessary chemical injection or tanking — is extremely common. Chillmasters carries out a thorough assessment before recommending any treatment.
- Condensation damp is by far the most common, caused by warm moist air hitting cold surfaces, and is treated with ventilation and sometimes targeted insulation.
- Genuine rising damp is rare, usually only affecting solid ground-floor walls without a functioning DPC.
- Penetrating damp is caused by a building defect such as the roof, gutters or pointing, and ventilation alone will not fix it — the defect must be repaired first.
- Black mould, including Cladosporium and Aspergillus, thrives where relative humidity exceeds 70%, a direct consequence of condensation.
- Energy efficiency work such as insulation and draught-proofing reduces air infiltration and can worsen condensation if ventilation is not upgraded at the same time.
- Ventilation must be balanced against airtightness improvements as part of a whole-building assessment, not considered in isolation.
Ventilation-Led Damp Control
Positive Input Ventilation (PIV)
A PIV unit installed in the loft or hallway gently pressurises the dwelling with filtered, slightly conditioned air. This displaces stale, humid air out through natural leakage points and trickle vents — one of the simplest and most cost-effective remedies for widespread condensation in existing homes.
MVHR for Airtight Buildings
Where draught-proofing or insulation upgrades have made a property more airtight, PIV may not provide sufficient ventilation. MVHR is the correct solution — it provides controlled fresh air supply and extract while recovering up to 95% of the heat that would otherwise be lost.
Humidity-Sensing Extract Fans
In properties where condensation is localised to bathrooms or kitchens, upgrading to humidity-controlled extract fans is often sufficient. These units monitor relative humidity and automatically boost extract when moisture levels rise — targeting the problem at its source without heating costs.
Draught-Proofing & Ventilation Balance
Draught-proofing reduces heat loss and improves comfort — but sealing accidental air leakage without providing controlled ventilation is a recipe for condensation. We advise on the correct balance so you can improve fabric efficiency without creating a moisture trap.
Black Mould &
Occupant Wellbeing
Black mould in the home is linked to respiratory illness, asthma exacerbations and — in vulnerable occupants — serious health complications. Since the Awaab Ishak case and resulting changes to the Social Housing (Regulation) Act 2023, social landlords face strict new duties to investigate and remedy damp and mould within defined timeframes. Chillmasters works with housing associations and local authorities across the North West to deliver compliant, lasting solutions.
- Rapid survey and written assessment report for housing providers
- PIV or MVHR installation typically completed in one day
- Post-installation RH monitoring available to evidence improvement
- Landlord compliance documentation provided on completion
Diagnose First,
Then Treat
We never recommend a ventilation product without first understanding why moisture is accumulating. Our site assessment covers airtightness observations, thermal imaging where relevant, moisture readings in affected walls, and a review of the heating and ventilation system already in place.
- Moisture meter readings and surface temperature assessment
- Identification of penetrating or structural damp that needs separate repair
- Review of existing trickle vents, fans and their condition
- Written report with recommended solution and indicative costs
- No obligation — survey report provided regardless of whether you proceed
